Why Gold Coast roofs wear differently
The Gold Coast puts roofs through salt-laden sea air, summer storms and strong sun. Add homes ranging from 1960s beach houses to estates finished last year, and roofing problems vary a lot from suburb to suburb.
Salt air near the beach
Close to the surf, salt spray corrodes screws, flashings and some coated steel faster. Homes in Burleigh Heads and Southport need materials rated for the site.
Older tile roofs
Many 1970s–90s homes in Robina and Helensvale have concrete tiles at the age where bedding and valleys fail.
New-estate defects
Newer homes in Coomera can have leaks at penetrations and gutters, which may still be under the builder's warranty.
Storms and hinterland weather
Hinterland-edge suburbs like Nerang catch heavy storms rolling off the ranges. Lifted sheets and blocked gutters are common after a big one.

Restore, repair or replace?
Repairs suit a roof that is sound overall: a few cracked tiles, a lifted sheet, a failed flashing or loose ridge capping. Restoration (clean, rebed or repoint the ridges, replace broken tiles, recoat) suits tiles and framing that are still sound. Replacement makes sense when tiles are porous and cracking across the roof, metal has rusted through, or battens are failing. Many owners of older tiled homes now replace with metal, which is lighter and needs less upkeep.

Roofing work in pictures
Typical jobs on local homes. Flashings and gutters cause as many leaks as the roof sheets or tiles themselves.

Common questions
How much does a new roof cost on the Gold Coast?
Published 2026 guides for Brisbane and the Gold Coast put a metal re-roof at about $80–$180 per m² and tile-to-metal at about $100–$160 per m², with tile restorations around $4,000–$11,000. Beachside sites may need higher-grade materials. A firm price needs an inspection.
Does salt air affect a metal roof?
Yes. Close to breaking surf, steel roofing manufacturers specify more corrosion-resistant products and fasteners. Ask which product and screws are proposed for your distance from the sea.
Which suburbs do you cover?
Southport, Nerang, Helensvale, Robina, Burleigh Heads and Coomera, with nearby suburbs on request.
Who will contact me?
One local roofer holding the right QBCC licence for the job. Taylor Made Media Pty Ltd, which runs this site, passes your request on and emails you the roofer's business name and QBCC licence number. Check it on the QBCC register before you sign anything.
